For the agent who also invests · built to order

One file for every way you make money in real estate

Listings you sell. Rentals you own. Flips, builds, money you've lent, partnerships you're in — and the deal where you're the agent and the lender and a partner. Every dollar logged once, landing on the right tax schedule by itself.

$900 built to your practice — $275 to start, the balance when it's yours. Hosted at your private link, rates kept current. The demo is a made-up agent's file — click anything, nothing is saved.

What it does

Deals × positions — the model that stops you needing three spreadsheets

Shown with example data — a fictional Chicago agent with six listings, a rental, a flip and a new build she lends on, partners in and lists.

Command screen: income by source for the year, tax set-aside, commission cap ring, follow-ups due and a one-line expense entry
Command. Commissions, rentals, lending, partnerships and sales on one bar, what to set aside, who to call today, and a one-line expense box.
Deal Sheet for a new build showing three positions on one property: lender, partner and agent, each with its own return and tax schedule
The Deal Sheet. One property, three ways you make money on it — lender at 11%, 30% partner, listing agent — and the three places it lands in April.
People screen: follow-ups due, everyone you work with, last touch and next follow-up per person
People. Sellers, tenants, borrowers, partners, referral sources — what you last said to them and when to reach out next, tied to the deals they're on.
April screen: the year grouped by tax destination — Schedule C, E Part I, E Part II, B and D — with mileage split and overrides
April. The whole year sorted by schedule — C, E-I, E-II, B, D — with depreciation, mileage by rate period and a package your CPA can work from.

Built for the agent-investor

A deal is a property doing something. A position is what you are to it.

1

Owner

Rentals with depreciation from the in-service date, land split out; flips and builds with costs capitalised to basis until the sale.

2

Lender

Principal, rate, points, draws that stagger the advance — and a yield that doesn't charge you a full year for money out three months.

3

Partner

Contributions and distributions logged as they happen; the K-1 typed in when it arrives and carried to Schedule E Part II.

4

Agent

Your compensation as an ordered stack — split, cap, franchise and transaction fees — with the cap window rolling on your anniversary, not the calendar.

5

Your practice

Overhead lives on its own deal. One-line expenses, dated mileage rates, net-per-listing by price band, and a nudge when you've gone quiet.

6

April, sorted

A routing table sends each position to its schedule; your CPA's one-off exception is a per-position override that prints on its own page.

No surprises

Straight about what it isn't

Cheaper to say now than to explain later.

  • —It isn't tax advice and it isn't a tax return. The figures are estimates from the numbers you enter, using rates you can see and change. The April package is for your CPA to work from, not to file.
  • —It doesn't connect to your bank, your brokerage or your lender. You log entries yourself — one line each, and a position sorts it.
  • —There's no login and no account. Your data lives on your own device, with a one-button backup file. It's not synced between devices.
  • —It's built to order for one agent's practice — your entities, your compensation stack, your words for each stage. Two weeks from brief to handover is typical; a partnership with a dozen members is a conversation first.
