What I collect, what I don't, and what you're paying for
Dashfern is one person — Enrique Flanagan, trading as Dashfern in Texas. This page is written to be read, not scrolled past. If anything here is unclear, email enrique@dashfern.com and you'll get an answer from me.
The short version
1. What the products do with your data
Every Dashfern product is a single HTML file that runs entirely in your browser. What you enter is stored in that browser's local storage on that device. There is no account, no login and no database on my side. Two consequences worth knowing:
- I can't see it, and I can't recover it. If you clear your browser data or lose the device, the only way back is the backup file (Data → Save backup file). Download one when it matters.
- It doesn't sync between devices. A backup file restored on another device brings the data across; nothing happens automatically.
The one network request a hosted product makes is to load the branding for the link you were given (the agent's name, headshot and logo). Paid products at a private link also check that the link is active. Neither request carries anything you typed.
2. What the site collects
- The Chicago Buyer HQ claim form asks for your name, brokerage, email, your headshot and your brokerage logo — and, optionally, a title for your card and a phone number. That is exactly what appears on the branded copy. Submissions are stored by Netlify (the site's host) and used only to build your dashboard and to email you the link. I follow up once. No list, no newsletter, and nothing is shared or sold.
- Payments go through Stripe. Stripe collects your card details and email; I never see your card number. I receive your name, email and the payment record, and use them to send your private link and to support you afterwards.
- Analytics. None. There is no analytics script, no advertising tracker and no cookie of mine anywhere on dashfern.com. If I ever add a visitor counter it will be a privacy-focused one that sets no cookies, and this line will say so.
- Email. If you email me, I keep the thread so I can help you. That's it.
3. What is never collected
Nothing you type into a dashboard. No location, no contacts, no device fingerprinting, no third-party advertising cookies. A branded Buyer HQ link shows the agent's details to the buyer — it does not report the buyer's activity back to the agent or to me.
4. Your rights
Email me and I will delete your signup, your branded configuration, or your customer record — usually the same day. Stripe's own retention rules apply to the payment record itself, as they must for tax and fraud purposes. If you are outside the United States, the same applies; I don't treat anyone differently by where they live.
5. Terms of purchase
- Agent Commission & Tax HQ — $149, one time. You receive a private link on dashfern.com within one business day of payment, hosted for you, with annual rate and bracket updates included and reply-to-me support. One licence is for one agent. If it doesn't do what the sales page says it does, email me within 14 days and I'll refund it in full.
- Unicorn Agent HQ — $900, built to order. A $275 deposit, which is non-refundable, starts the build: within one business day you get a short brief, you see the working file at the halfway point, and the $625 balance is invoiced at handover, when it's set up at your own private link. Two rounds of revisions are included. The deposit is non-refundable because the build starts when it lands; if I can't build what you need, I'll say so before taking it.
- Chicago Buyer HQ — free. Free for Chicago real estate agents, branded to you, for as many buyers as you like. It is free because it's how agents meet Dashfern; there is no catch and no later charge for it. If that ever changes, existing links stay live.
6. Not advice
None of the products give legal, tax or financial advice. Closing-cost, commission and tax figures are estimates computed from the numbers you enter, using rates you can see and change in the product. Your lender, attorney and accountant produce the binding numbers.
